Your assigned TC will provide contract-close support in the areas of escrow coordination, title communications, mortgage tracking (appraisal and mortgage commitments), settlement scheduling, and more. The TC’s job is to help keep communication from party to party smooth. The TC is not responsible for any negotiations (this includes, but is not limited to, inspections negotiations, adjustments in deadlines, or monetary adjustments as a result of the appraisal).
For conveyancing only transactions or in conjunction with certain listing options (please refer to our one-sheet of services for additional information and pricing). The conveyancer will communicate with the title company, order necessary municipal certifications, assist the seller in procuring the U&O/CO (where required – includes helping schedule the inspection), order mortgage and loan payoffs, and work with the title company and seller to request and receive any additionally required payoffs regarding judgments or liens.
We provide offer-writing services (including auxiliary compliance documents specific to your brokerage). Payment is due at time of request, please refer to our one-sheet of services for additional information and pricing. We only write offers using your DocuSign/Dotloop accounts (or other e-signature platform) in order to make sure that you always have access to your own documents. All offers/auxiliary docs must be reviewed and approved by you prior to being sent to the buyer(s) to sign.
